NASSAU, BAHAMAS-— Developers behind the proposed Rosewood Exuma resort say they are scaling back key elements of the project — including dock size, dredging, and shoreline structures — as they presented revised plans focused on lower density and a reduced marine footprint before a standing-room-only crowd of more than 180 residents in George Town on February 20.
At the meeting, hosted by Florida-based investment firm Yntegra Group and facilitated by the Town Planning Committee, company officials detailed voluntary refinements to a previously approved site plan that they said were driven by community feedback and expert consultation. Yntegra’s presentation noted the scaled-back density and marine footprint as central adjustments to the project’s design.
Among the most significant changes: the service dock has been reduced by roughly one-third, while the distance between the dock and the nearest neighboring property has more than doubled — from about 500 feet to approximately 1,200 feet. Plans also call for a reduction in the volume and overall area of dredging, a nearly 50 percent decrease in the size of the seawall, and a 45 percent reduction in the floating dock, measures aimed at limiting marine disturbance and shrinking the project’s overall footprint.
Company representatives used technical diagrams, quantified data, and side-by-side comparisons to explain the masterplan, dock location proposals, navigability assessments, workforce distribution, and broader development framework.
The session drew strong public participation, with more than 20 questions raised during the discussion as residents pressed for details on environmental safeguards, scale, and economic impact.
Chief Executive Officer Felipe MacLean said community input would continue to shape the project as planning moves forward, stressing that local engagement remains essential to its success.
Some attendees welcomed the opportunity for direct dialogue. Andrew Smith, a Staniel Cay resident who traveled to George Town for the meeting, said he was encouraged by the presentation and expressed confidence the development could deliver benefits for Exuma.
The Rosewood Exuma proposal has generated significant attention across the island chain, with debate focusing on balancing economic opportunities against environmental protection and the scale of new construction. Yntegra said it intends to continue hosting public forums and information sessions as the project advances.
Founded in 2006, Yntegra Group is a real estate and hospitality investment firm with projects across multiple markets and more than $3 billion in deployed capital, according to the company.
