Eco-development to pioneer new infrastructure systems

NASSAU, BAHAMAS- With contracts for subterranean infrastructure agreed and storm drainage already underway at Windsor Lakes, it is set to be the first residential community in New Providence featuring sustainable and environmentally responsible design.

Windsor Lakes, a lakefront sanctuary in Southwestern New Providence, aims to be the island’s first residential community with unique infrastructural systems that are more environmentally beneficial and sustainable than many in the past.

The developer is focused on creating an eco-sensitive, environmentally responsible community characterized by modern sustainable building methods and materials. A key feature is the filtering of stormwater with hydrodynamic filters, channeling it into the lakes to recharge the water table. Traditional methods involved disposing of freshwater into deep wells, never to be reused. Additionally, the lakes will be planted with a diverse array of indigenous flora to promote an ecosystem for fish and birds.

Another sustainability feature is the installation of full underground utilities, which are better protected and have a smaller environmental footprint compared to overhead transmission. Richard Sawyer, Senior Managing Partner of Bahamas Property Group (BPG), Windsor Lakes’ sales partner, noted that work on the utilities supply is already underway.

“The mobilization of utilities work is a sign that the development is entering a mature stage,” Sawyer said. “This is an important moment for those who have purchased properties within the development, and for prospective owners looking to join a community dedicated to comfort, leisure, and wellness, surrounded by the natural beauty of The Bahamas.”

Nestled between the Albany resort community and the quiet of Adelaide Village, the 65-acre Windsor Lakes provides easy access to nearby beaches, supermarkets, restaurants, and excellent schools, and is only a 10-minute drive to Lynden Pindling International Airport.

Bahamian businessman Robert Myers, who is developing the project, reported strong sales and positive feedback from buyers. He emphasized Bahamas Property Group’s experience and professionalism in real estate, calling BPG the ideal partner to showcase lakeside living.

Myers said: “Prominent among the standout attributes of this community is our commitment to sustainability. This includes conserving natural vegetation without the use of fertilizers, creating lakes that promote a healthy ecosystem, and using modern building techniques, including an improved STEP sewer treatment system that requires less maintenance energy than previous designs.”

Birds are already flocking to the lakes, designed to provide a habitat for local species. “The underground utilities will be protected from fire and other damage, especially from storms and hurricanes, which is a major concern here. They also have minimal ecological impact compared to overhead transmission lines—an important aspect of our vision for Windsor Lakes. We are pleased to have contracts in place for all infrastructure work, and the work is well underway.”

BPG sales agent Catarina Chemaly Sands noted that with lots starting at around $225,000 and home packages at $895,000, Windsor Lakes offers a unique opportunity for those who act quickly.
